Powerhouse Partners is made up of seventeen full-time real estate agents including co-founder Matt Epstein and two full-time support staff members. Their clients range from celebrities and investors to first time homeowners and families. The team also has extensive experience brokering the sales of single family residences to large developments.

The team was formed to meet the need for a group of professional, ethical, top-quality real estate agents who could pool their skills and connections to sell their clients’ properties at the most rewarding prices. Team members were chosen with care, focusing on highly skilled professionals who consistently aim for excellence in serving their clients. The team has built on this foundation by continuing to train, shape and fine-tune each member’s unique skills and strengths. MATT EPSTEIN Matt began investing in and selling real estate in the Los Angeles area in the 1980’s. Prior to pursuing a full-time career in the real estate field, he founded and developed one of Southern California’s largest direct marketing and fulfillment companies. In 1995, he sold his interest in that company to concentrate solely on property investments and real estate sales. At that time, Matt also co-formed the real estate team that grew to be known as Powerhouse Partners one of the #1 real estate teams in the Southern San Fernando Valley. Powerhouse partners consist of over a dozen seasoned full time agents and 2 full time skilled and experienced staff members.

Since his real estate start up, Matt has personally brokered over 1000 real estate property transactions representing approximately $600 million in completed sales. Matt consistently ranks in the top 1% company wide and is a Luxury Property Specialist.

In 2000, then-Mayor Richard Riordan appointed Matt to serve on the South Valley Planning Commission for the City of Los Angeles. Recently, Mayor Antonio Villaraigosa asked him to assume the presidency of the commission. In this role, Matt presides over hearings and provides oversight and review of cases on planning matters in the San Fernando Valley. He is considered an authority on zoning and entitlement issues. Matt has been vice president of the Sherman Oaks Homeowners Association since 1995. He has also served on the executive board of directors for We Spark, a cancer support center in Sherman Oaks.


JANE KAPLAN Jane is one of the newer agents to join the team of Powerhouse Partners. After twenty years of working in the Television Industry as a Talent Executive for ABC, CBS and Paramount (just to name a few) Jane has decided to re direct her skills for matching the right properties to the right buyers. Now she will be working with buyers to find them their perfect home. Jane will be the buyer’s agent for Matt Epstein and will work directly with Matt as well as with all of the partners on the Powerhouse Partners team.

This transition into Real Estate is a natural shift for Jane. Over the last few years, while still working as a Television executive, Jane worked on numerous spec houses for different buyers in all aspects of design and function. Now that she is a licensed real estate agent, Jane adds tremendous value to our team. Her keen eye for style and value make her a great asset to our team. Jane has also been exposed and surrounded by the real estate industry for the last twenty years since she is married to Matt Epstein. Through her relationship with Matt, Jane has been exposed to the inner workings of the industry, including buying, selling, managing and investing.

Along with Real Estate, Jane is also the mother of two and enjoys an extremely active life in Sherman Oaks.


JILL KRUTCHIK

KIMBERLEE GERSTON began her Real Estate career in 1999 with one of the most successful and highest grossing Real Estate Teams in California. Through the years this Team evolved with the ebb and flow of the Market and with her help as a founding member has become the newly formed Powerhouse Partners, a team of top quality, uniquely skilled professionals.

Kimberlee’s main focus is to help her clients realize their dreams of homeownership. Many of these relationships have developed into an abundance of referrals throughout the years.

Kimberlee’s sincere desire to help her clients either sell or purchase a home has resulted in over $77 million dollars in closed transactions, which has ranked her consistently year after year in the top 5% of her industry. In spite of the uncertain economic climate she is still optimistic and excited about the future of California Real Estate.

Additionally, Kimberlee is very involved in her community. She is the 2 time past President and member of the Circle of Care Foundation, Grossman Burn Center at the West Hills Hospital, formerly the Sherman Oaks Hospital, whose mission is to improve the outcome of burn survivors throughout Southern California. She has been an executive member of the B.A.D. Ride; bikers against Diabetes since 1998. In addition she is an avid contributor and coordinates private donations for L.A. Family Housing which provides housing and education for homeless families. She is a member of the Sherman Oaks Homeowner’s Association & Chairperson for the Sunkist Building redevelopment plan, her local Neighborhood Watch, and supporter and contributor to the Mid Valley Community Police Council’s Annual “Citizens Recognition Luncheon” and Police Officer Appreciation Day at the Van Nuys Police Department.

Kimberlee is a diligent charity supporter and enjoys spending time at the ocean, boating, fishing, scuba diving and exploring different cultures as she travels around the world.


JENNIFER KRAMER is a California native, born in Santa Monica. She grew up in Hancock Park and has resided within many of Los Angeles’s various neighborhoods. Her experience here has given her a rich texture and feeling for all that is L.A. Jennifer’s love for this city led her into real estate and she has enjoyed thoroughly working with many wonderful clients over the years.

Along with living in Los Angeles, Jennifer has lived in New York City and abroad in London, England. In both cities she was involved with real estate transactions and is very comfortable working with clients who do have needs of buying out of state or countries and transplanting back here.

Jennifer currently reside in Studio City with her 3 children. She is highly involved in the community, along with the public and private schools systems. One of her favorite aspects of real estate is helping her clients find their homes and then answering their questions to get them established within their communities.

TERRY FEINGOLD A Southern California native, Terry earned his degree in Finance and Business and is able to use that background to take a multi-leveled approach to his clients varied real estate needs. A licensed realtor since 1989, he understands the various facets of the real estate industry having worked as a realtor, a construction lender for residential home construction as well as a mortgage consultant for several companies.

To Terry, his clients needs are what is most important to him. He prides himself on being a consummate professional, having the highest level of integrity and being a fair but tough negotiator. As a longtime resident of the Westside and San Fernando real estate markets, Terry has extensive knowledge of these specific neighborhoods which serve his abilities to provide his clients with the utmost in detail and service.


KIRK HOFFMAN originally founded a company called Premier Personnel Consultants, a firm specializing in corporate recruiting. There he handled Fortune 500 companies such as GM, Ford and John Deere, specializing in placing junior military officers into the civilian work force and helping him to build a strong foundation for starting his new real estate career.

Kirk started as a sales agent and is now on a new path as one of the founding members of Powerhouse Partners, a dynamic real estate team comprised of fifteen sales agents as well as several staff members.

With over 2 decades of Real Estate experience, Kirks hands on approach is valued by all his clients and friends. Kirk has successfully assisted over 150 clients either buy or sell their properties, by helping them navigate through the escrow process, equating to over 40 million in sales volume. The result of which, lands him on the “Top Producer” list and makes him a sales award winner year after year.

Kirk is also an active member in his community. He participates in several charities such as WeSpark and St. Vincent DePaul’s.

ARMAN GRIGORYAN 2000 brought many new experiences to Arman Grigoryan’s life: his first custom homebuilding project, a new high-level retail position, and the promise of things to come. His willingness to branch out allowed him to find a career he truly enjoyed – real estate.

For the next five years, Arman continued to build custom homes while maintaining a successful retail career. In 2005, he decided real estate was all he wanted to do, and he hasn’t looked back. As a realtor, Studio City was where he landed.

In 2007, Arman joined Powerhouse Partners, bringing over a decade of sales experience with him. Since then, he has achieved a sales volume in excess of $10 million, representing buyers and sellers in his home territory of Valley Glen. Arman deeply appreciates the impressive number of referrals he receives; they are a reflection of how well he meets his clients’ needs.

Arman supports a number of charities, including Children’s Miracle Network, Los Angeles Children’s Hospital and Susan G. Komen for the Cure.


ROGER LUND With over a decade of experience in all markets, Roger Lund has the knowledge and expertise to guide buyers and sellers thru all aspects of the Real Estate transaction.

A resident of the San Fernando Valley for over 25 years, Roger is familiar with all areas of the Valley including all the important factors when buying or selling a home; school districts, area amenities, community information and local knowledge has made Roger Lund one of the top agents in the San Fernando Valley! KOUROSH KIANIJAM Attitude is everything – and attitude is what makes Kourosh Kianijam’s real estate clients return to him every time they want to buy or sell a home in the Los Angeles/Valley area. A licensed Broker since 2005, Kourosh joined one of the most successful Real Estate Teams in California.

Kourosh, a self-described workaholic, has a little different outlook on real estate. He not only gets results for his clients, he works hard to turn buying or selling a house into a pleasant process. In his opinion, buying a house should be fun and selling a house should be a time of looking forward to life’s next adventure. Thus, Kourosh relieves possible client anxieties by listening well, paying attention to every detail, and using clear and timely communication to prevent problems.

He enjoys working with people of all ages and income brackets, and says that one reason he loves real estate sales is the variety. He never knows what the day will bring or what interesting people he’ll meet.

Before leaving the corporate world to enter real estate sales, Kourosh held positions that helped him refine his skills in customer service, marketing, time management, dispute resolution, and problem solving. But the confines and restrictions of a job didn’t fit with his ambition and drive. Kourosh prefers being able to rely on himself and his own efforts. He also prefers the freedom to give his clients the service he thinks they deserve.

Kourosh also embraces technology and appreciates being able to communicate with clients “their way.” Would you like your market analysis delivered as an iPad presentation? Do you want to communicate only by text message? Do you want all your documents delivered electronically? Kourosh will do that. Kourosh also got his Bachelor of since in Mechanical Engineering before entering the real estate field.

Common sense is another cornerstone of Kourosh’s real estate practice. Knowing that about 90% of all buyers begin their search for a Los Angeles home online, he takes the time to post extensive photos and descriptions of his listings on his site and in the MLS, and syndicates them to a variety of real estate portals, which gives them extra exposure.

Kourosh has his brother, Dariush kianijam who is a knowledgeable licensed Realtor to work and help him and his clients as an executive assistant.


ELIZABETH FRIEDMAN In 2003 Elizabeth began her career in real estate by working in mortgage lending. She soon switched over to doing what she really loves, listing and selling homes! Having an extensive background in mortgage lending gives Elizabeth an experienced upper hand when it comes to her clients’ day to day questions and uncertainties in the home buying process. Her first-hand knowledge of real estate sales and finance work well together.

Elizabeth works throughout L.A. County and sometimes, when asked, to areas beyond (She does not discriminate against zip codes!). Elizabeth is very aggressive when it comes to negotiating and can sense when the best possible number has been reached. Her track record of closing deals in escrow is currently 100% and she plans to keep it that way. She’ll go above and beyond to ensure not only her clients utmost satisfaction, but that they receive the most favorable terms feasible when it comes to the home they’re purchasing or selling.

Elizabeth has a niche for finding the right property for all buyers, first time home buyers, second timers, retirees, etc. Elizabeth also understands how to market a property to truly sell it at market value.

She puts her clients first and believes deeply that she must protect their interests first and foremost.


CRICKET YEE Cricket Yee is a real estate investor who decided to become an agent when she realized she was talking about the housing market all day, every day.

Some people have their passion in sculpture or music or saving the whales–she loves real estate! Cricket has very unique experience in real estate. Before becoming a real estate agent, she worked as an assistant to an engineer– measuring land, pulling permits and working with builders on high and low-end homes alike.

Deciding to become a real estate agent in 2007, she trained under a high volume foreclosure agent, and got a front seat to the real estate crash and witnessed the effect it had on families and landlords. And as owner of rental properties herself, she has a unique perspective on being both a buyer and a seller, a renter and a landlord. From credit checks to evictions, permits to code violations, she has experience with all aspects of real estate: land deals, probates, auctions, foreclosures, and short sales.

She has lived in the eastern San Fernando Valley over 15 years and specializes in NoHo Arts, Valley Village, Studio City, Sherman Oaks, Toluca Lake, Burbank and surrounding areas. She started her career in Los Feliz, so knows Silver Lake, Atwater Village and the communities to the east of there well.


SUZAN SACKET Suzan learned from a young age that she was a people person. She has excellent interpersonal skills and has passion for reaching out and helping others.

Suzan joined the real estate field as a front desk coordinator and soon moved up to the position of a Listing Coordinator where she coordinated all the office MLS listings and sales documentations. A few years later Suzan transitioned from her position to work alongside a top producing agent within the company who roughly averaged 120 escrows a year. Suzan has a wide range of knowledge about new construction properties to bank owned REO properties. Suzan also has over 8 years of experience in property management in single family homes, apartment units, and commercial centers. With over 10 years in the real estate industry, Suzan continues to expand her knowledge and looks forward to new discoveries and season of the real estate market.

Prior to the real estate world Suzan worked in the Sales field from the age of 15 during her high school days. Her motivation and drive for success and work ethics began early while other kids spent after school doing other activities, Suzan would rather spend that time and work. She worked in retail sales and customer service for 7 years and at times held 2 jobs. She worked 5 years in an Optometrist office as an Optometrist Technician where she assisted opticians in dispensing services, supported all customer service inquiries, interacted with clients regarding specific prescription needs. She has the ability to multi-task and delegate, very dependable and thorough with a strong sense of responsibility.

Suzan continues her passion with helping people. Her strength lies in the ability to understand the needs of a client due to her long history of experience.


JOHN IAN REED Ian’s career as a real estate professional began 30 years ago as a manager of income properties. He has bought, staged, and sold many homes and has extensive experience with the nuances of real estate transactions.

He believes that buying or selling a home is more than a business deal. For most of his customers, it’s a dream, a statement about themselves, an investment and a major life commitment all rolled into one.

Ian attended Pitzer College in Claremont where he received a degree in economics and international relations, and has traveled extensively. He has lived in New York, Chicago, Paris, Cairo, and several other cities in the United States, but he fell in love with Los Angeles as a young boy and values the city for its diversity of neighborhoods, culture, arts, and nature.

Ian has a passion for helping buyers find their dream home and for helping sellers realize the full value of their property and uses the principles of “service”, “presentation”, “negotiation” and “communication” to do so.


LUCIAN CUCCHIARELLA Growing up, Lucian spent his weekends and summers working with his family on construction sites in NY. He spent his formative years getting his hands dirty while developing an eye for design and quality construction, whether it be laying blocks for a home being built in the country or running coffee orders at an industrial complex in the Bronx.

After High School Lucian moved out west where he attended Arizona State University and received his Bachelors degree. Tempe is also where he cut his teeth in the hospitality industry while working his way through school. Upon graduation Lucian moved to Los Angeles where he worked at many high end venues before ultimately ending up at the Viceroy Hotel in Santa Monica. During his tenure at the viceroy Lucian established a great rapport with his customers and developed many friendships.

He bought his first income property in 2004 in Phoenix Arizona. Ever since then Lucian’s investment in real estate turned into his passion and he has decided to take his career to the next level with Berkshire Hathaway Home Services and Powerhouse Partners.

With 15+ years in hospitality and nearly a decade in property management, Lucian has what it takes to offer the ultimate level of service Berkshire Hathaway Home Services demands.


ALISON TURNER Alison has been involved in the real estate industry as an attorney litigating construction, landlord-tenant and real estate transaction lawsuits, as well as investing in and renovating single and multi-family homes for more than 10 years. Her passion for real estate and a true desire to help people realize their dreams of home ownership brought her to become a licensed realtor.

Alison received her bachelor’s degree from Boston College with honors, and a law degree from Southwestern University in Los Angeles. It was during her time in law school that she fell in love with Los Angeles, and decided to make Los Angeles her home permanently. After graduating, she began practicing as a litigator in the construction industry, which has been her area of practice for the past ten years during which she became a partner in the law firm. Her experience as a litigator has honed her skills in negotiating, issue resolving, and placing her clients in the best financial position possible.

Alison has also developed skills in marketing and interior design during her more than 10 years in real estate investment and renovation. She is a very hard working, motivated individual who will make sure that all of the needs and desires of her clients are met through attentiveness and perseverance.

Alison has resided in West Hollywood, Beverlywood, and Mid-Los Angeles over the past decade, and has a vast knowledge of the areas. Alison, her husband, and twin toddlers currently reside in Studio City. She is highly involved in her community, and is very knowledgeable about schools, activities, parks, and restaurants. She is available to help you with all of your real estate needs throughout Los Angeles.


GREG GINSBURG Greg started his Real Estate career in 1996 when he obtained his Real Estate license. He further enhanced his real estate education by successfully completing a rigorous educational program and obtaining his GRI designation, the Graduate of the REALTOR® Institute (GRI) symbol is the mark of a real estate professional who has made the commitment to provide a high level of professional services by securing a strong educational foundation, and in today’s competitive business environment; it often takes more than just motivation and initiative to succeed.

Greg has been exposed and surrounded with real estate his whole life, as both his parents were involved in many facets of the real estate industry including, buying, selling, managing and investing.

Along with real estate, Greg also enjoys a very active lifestyle, weather he’s out dirt bike riding in the desert, mountain biking in the local hills or skiing on the top of mountains, Greg is always promoting himself along with his real estate business.

Greg joined Powerhouse Partners in 2009 and is currently the teams Operations Manager, helping the partners and sales agents, promote, manage and maintain their business by managing their back office work while they go out and develop more relationships.


CHRISTLE CENTMAN With over 7 years in the Real Estate Industry and over 10 years in Customer Service, Christle has worked on, consulted with and overseen over 200 transactions for Realtors, Brokers and their clients. Christle has also processed over 3000 residential and commercial transaction files anywhere between $200,000 – $80,000,000 in sales prices.
